What is the benefit of a design during the build process?

Design offers the most transparent and efficient way to go about a large renovation or new construction project. Design/build keeps the design, planning, and construction all under one roof, with one general contractor. This process helps eliminate miscommunication between the architect, engineer, contractor, tradesmen, and any other entities involved in the process. This results in a clearer vision, and more accurate budget for the client right from the start. 

Who is involved in the Design/Build project?

Your contractor will be in charge of the entire design/build project from start to finish. The project scope will effect who is involved in the process but most projects require a designer, architect/engineer, and a licensed general contractor. Most projects are designed by a licensed architect and/or engineer. 

What is your typical project size?

Our project sizes have a wide budget range depending on our client's vision. Pools and outdoor living projects typically range from $30,000 - $500,000. Interior remodels and renovations typically range from $30,000 - $150,000. Additions and new construction projects typically range from $75,000 for a small garage all the way up to $250,000 for a complete addition depending on the design. We also offer specialty services which require a customized estimate.

What is the average cost of a project?

Due to our wide variety of services and projects, it's difficult to determine how much a project will cost without any other information. However, most of our clients should be prepared to spend somewhere between $10,000 - $50,000 for smaller projects, up to $250,000 plus for larger outdoor living projects and new construction builds. 

What is your most popular type of project?

We are a complete general contracting company that is fully capable of ground up construction to installing a new roof, siding, and windows. Otto's Design & Contracting started out as an outdoor living and pool company so our roots shine through our service offerings. Fortunately, with our strong reputation to thank, we were able to expand our operation beyond your yard. We have diligently built our process to serve you at every aspect of your project. 

Will you take care of permitting and HOA documents?

Yes! We will handle all of the administrative work for your project.

 

How involved am I in the design and/or build process?

We tell all of our client's that they can be as involved or as distant as they would like. While we need your input as far as style preferences, certain selections, and other general information, we have an excellent group of project managers and tradesmen to ensure that we implement your plants to perfection. 

How long does the build/design process typically take?

From the time of our in-person discovery meeting to receiving a finished design typically takes between 3-9 weeks. We apply for permits and HOA approval throughout the design process as permitted to make the process run as smoothly as possible. The build portion of the project varies depending on the project scope. Pools and outdoor living projects typically take between 3 - 6 months. Interior remodels and renovations typically take 2 - 8 weeks and new construction projects vary depending on design. 

 

Can I receive an estimate for a project without a design?

We will need a completed design or drawings in order to provide you with a final budget for your project. If you do not have a completed design, plans, selection materials, etc. we will not be able to provide you with an estimate. If you do not have ready to go plans, we offer design/ build services that can take you from the conceptual phase, all the way through to project completion. 

Do you offer free estimates or in-person consultations?

We do not offer free estimates or free in-person consultations. Our process starts with a FREE discovery call where we will review our criteria for projects as well as go over your overall wants and needs to decide if we would be the best fit for your project. In-person discovery consultations for design/build require a minimum of $300 and may go up depending on location. If you have plans that are estimate-ready, we will review them and provide you a complete breakdown and scope of work for $500. Our estimates and documents are extremely detailed and can take several days to produce depending on the project scope. We do not provide any documents for free. 

What areas do you service?

Most of our work is located within 50 miles of Raleigh, NC but we are willing to travel depending on the project! 

Do you offer Design & Consultation only services?

Yes! We offer design services, which are paid at a flat fee upfront. Consultation services are rate based and vary depending on the project. 

Are you licensed and insured?

Yes! We are fully licensed to conduct General Contracting throughout North Carolina. We operate under license #88182 which can be searched on the NC board for General Contractors. We carry adequate and up to date General Liability Insurance and require that all of our tradesmen are properly licensed and insured as required by the state of North Carolina.
